Complaints, questions, etc.

It has been months since we posted a new topic. Quite a few of our most fervent and frequent bloggers have moved on. As I stated in the email, I will do my best to keep this thing current.
Complaints - things in need of repair
Management has been handed a voluminous list of things around the building that need repair (add the walk-in gate -- doesn't lock -- on California to said list). Also, two gentlemen just emailed that there are no tips on the pool cues in therecreation room. Please list anything on this blog and it will no doubt get in front of Roma and Fergie. They seem to be very good about addressing repair issues.
Arbitrary pet rules?
A former tenant emailed that the no-pet rules is being arbitrarily enforced... that some tenants are allowed to keep dogs, while cat owners were told they had to move. Any thoughts or observations?
The "annual" Warriors game outing
I don't know what to tell you on this one. Sean and his party bus have moved to either Las Vegas or Arizona. He and Cornell were the ticket connections. Any new information?

i have asked twice that the lock on the womens bathroom in the gym be fixed. A boy walked in while I was in the sauna last week. This is a lawsuit waiting to happen!

The is Da FORMER Mayor. Re: the Warriors trip: Believe it or not, a team as piss-poor as Golden State is pretty much sold out this year. Coach (apt 307) was our ticket connection last year and he just moved a couple of weeks ago to take another coaching job. I just emailed my one connection in Oakland and will see if any dates with a block of at least 10 is available. Back atcha asap!

WARRIORS: We can get blocks of 10 for two games in March with comparable opponents (i.e. - as bad as the Warriors) Philly on the 23rd or Denver on the 25th. There is a block of 10 available for the March 15 (Monday) game against the Lakers. Let me or Ron know what you want to do. We can meet about it next week (somebody better clear the meeting with Ellie Mae first!)Di, who moved over on Middlefield, wants to go. So does Big Jose. So that's four so far.

I called the office one time and asked for something to be fixed in my apt. Seems like verbal requests ain't enough so Ramona asked me to email her or fill out a maintenance form. Guess it's for some proof to allow entry or whatever. Anyway...it got done. So I suggest rather than putting your maintenance requests or complaints here in this blog (maintained by somebody who got evicted or people who dont even live here no more)... you might want to fill out a service order...it might get done sooner...

Agreed. The blog is not for maintenance requests. If you don't receive satisfaction then put it on the blog or call Tod Spieker at the number on the main page. Now for something really important; what's the word on the Warriors tickets?

Okay, I have eight tickets for the Lakers game. I had BETTER NOT get stuck with these!
* If you are not on the email tree you need to get on there. It is a pretty good bet reply #8 is from the property manager (the grammar is a giveaway), so use the tree for anything you DON'T want her to see.
* Just email avianatenants@gmail.com The administrator or someone else will know who you are, but leave your apt # just to make sure.
*I can PROBABLY get four more tickets. SO LET ME KNOW ASAP if you want to go!

I'm in... assuming this isn't a "boys only" excursion???
Also, I think anyone should be able to post anything they want. This is a BLOG. It may be useful for someone to know who else is having maintenance problems.
Also, if anyone is looking to move I highly recommend Latham Square around the corner. Great place and pet friendly. ciao for now.
Oops - PS - I just got the "Ellie Mae" thing. LMAO

I vote at Latham Square. Nice place.
Re the previous post: I agree you should be able to post anyting on the bloc you wish. That's what blogs are for. If it gets too personal or catty i will remove it.
And, finally, this is being administered by someone who holds a lease at the Aviana and has for some time.
Residents, former residents and the former administrator still post here and will remain free to do so.
I did, however, draw the line with a woman from another Spieker property call the Arbors (Arbhors?) who complains that their manager is racist and that their gym has been closed for a year. I politely recommended that they start their own blog.

Tell the other Spieker tenant (we might as well let them on - we let all of the irate Riverstone on) to check the lease. When they refused to heat the pool at the Aviana all it took was one tenant pointing out that the lease specified there was a "heated pool." If their lease says "gymnasium," "workout room" or anything similar, they have a legitimate beef and should lodge a complaint with the city.

My roommates and I have lived in Aviana for more than 1 year. We are very responsible renters who turn in our rent checks on the 1st of each month for exactly the amount specified on our lease. We eventually decided to move out and we turned in our 30 day notice. However, to our surprise, we were told that we have an outstanding balance of several thousand dollars! Apparently, the management raised our rent by $500 per month at some point without proper notification, and they had been gladly accepting our check of an "incorrect amount" without saying a single word either. When we reasoned with the upper management, they basically tried to threaten us into signing another one year lease as a "resolution" to the matter. We refused the deal and seek help with local tenant rights group... etc. Eventually, Aviana decided to drop the whole thing when they found out that we were actually going to defend ourselves by moving things to court because they knew that they were just a big scam with no chance of winning in court. DO NOT TRUST THESE PEOPLE.

Okay folks! We are solid for Monday's game vs. the Lakers.
(Mmmmm I will bet anyone Kobe will score at least 10 points!). Anyway, if anyone is NOT going to use their ticket let me know asap on the email tree. Turns out Nadia can go after al1, but she needs a ticket.
